Parsons Ranch

The Parsons Ranch is located 12 miles north of Kremmling, CO, west of Highway 40, and encompasses approximately 3,300 acres in two non-contiguous parcels. The Lower Ranch is about 2,775 acres with the Upper Ranch being approximately 520 acres, and a comfortable carrying capacity of about 250 pairs. Views of the Gore Range mountains and surrounding peaks are magnificent. Elevations range from 7,600 feet on the Lower Ranch to 8,600 feet on the Upper Ranch. Four hundred thirty acres are irrigated and there are several houses and outbuildings on the ranch. Trophy elk, deer and antelope hunting licenses may be available on a draw, over-the-counter and landowner voucher basis. Real property taxes are about $3,100 annually and any/all mineral rights will be conveyed at closing. A 520-acre BLM leasehold interest benefits the ranch and upon sale, Seller will attempt to effect a lease transfer.
